How much office space do 100 or 200 employees need?

As a planning range, allow about 80 to 130 sq ft per person, so 100 staff is roughly 8,000 to 13,000 sq ft and 200 staff roughly 16,000 to 26,000 sq ft. The right figure depends on layout, meeting space and how many people work in the office each day.

Can you offer multiple floors or one large floor?

We look at both. Whether a single floor or a combination is available depends on current vacancy, subject to leasing confirmation.

Planning ranges by headcount

These are rules of thumb for early planning, not a design brief. Space planners will refine them.

  • 50 staff: about 4,000 to 6,500 sq ft
  • 100 staff: about 8,000 to 13,000 sq ft
  • 200 staff: about 16,000 to 26,000 sq ft
  • 300 staff: about 24,000 to 39,000 sq ft

What changes the number

  • Desk sharing and hybrid attendance
  • Share of enclosed offices, meeting rooms and client areas
  • Trading floors, labs or other specialist areas
  • Growth you want to absorb during the lease
  • Pantry, collaboration and wellness space
