Is fitted office space available at Exchange 106?

Fitted and bare options exist across the market, but availability changes. We confirm which units are currently fitted with leasing before we recommend anything.

Should I choose bare or fitted?

Choose fitted when speed and lower upfront spend matter and the layout works for you. Choose bare when you need your own design, specialist areas or brand standards and can allow time and budget for fit-out.

Fitted office

A fitted unit usually has partitions, ceilings, lighting and some furniture or finishes in place. What exactly is included varies by unit, so we ask leasing for the specification and photographs of the actual space.

  • Check what is included and what must be reinstated at lease end

Bare office

A bare unit gives you the shell to design from scratch.

  • Layout and finishes are yours to specify
  • Needs design, approvals and fit-out time before you can move in
  • Higher upfront cost, often partly offset by rent-free fit-out periods that may be negotiated
  • Reinstatement obligations should be understood early

Questions to ask on any unit

  • What is included in the fit-out, and who owns it?
  • Is a fit-out period available and for how long?
  • What reinstatement is required at expiry?
  • What approvals does the building require for works?
